Loft Extensions

unlock the potential of your loft

Maximise space and add value to your home with a loft conversion. From adding additional bedroom space to creating a secluded home office, loft conversions are a versatile and valuable addition to any property. Enabling homeowners to expand their living space without extending outwards makes them especially popular in urban areas and for terraced homes.

There are different types of loft conversion available, so they can be accommodated by most property types to help you make the most of your unused space.Loft conversions offer more than just practical benefits – compared with other types of extensions, they also add significantly to the value of your home. Whether you're looking to create a playroom for the kids or an extra bedroom to accommodate your growing family, a loft conversion can add up to 20% to the value of your home according to Nationwide Building Society – and a study by Zoopla found that a loft conversion costs less than moving to a larger house in most areas.

Types Of Loft Conversions

Although all loft conversions offer the same scope of benefits, several types are available based on the features of different properties.

Dormer Loft Conversions

Ideal for terraced and semi-detached homes, which tend to have smaller and narrower loft cavities, innovative Dormer loft conversions provide additional headroom and space without extensive construction work or drastically altering the fabric of your property. You can spot a Dormer conversion as it usually features a boxed structure built into the pitched roof to provide expanded floor and headspace.

Hip to Gable Conversions

Hip to Gable loft conversions look similar at first glance to Dormer conversions, as they also feature a box-like structure built out of the existing roof line. But rather than sitting proud of the roof, Hip to Gable builds run along the entire length of your property's back (or front) and include a wedge-shaped extension that expands the current roofline to a new gable end, providing a significant amount of floor space and height. These are suitable for most semi-detached and detached homes, but crucially, they're designed for properties with hipped roofs (where all sides slope down towards the walls as opposed to a gable end), allowing for a more spacious loft.

Mansard Conversions

Mansard loft conversions build out the roof itself. They are configured with a clever angled wall that sits at 72 degrees to help maximise space. This 19th-century French design has become incredibly popular in recent years, especially for heritage homes. Often used in urban areas and Victorian properties in particular, Mansard loft conversions provide significant extra space but require more structural work and specialist builders to ensure that they are correctly constructed.

Rooflight or Velux Conversions

As the most affordable and popular option, rooflight loft conversions are the most simple. They require minimal structural changes and work well for properties with existing loft height. Certain limits and conditions apply, but often, Rooflight loft conversions also do not require planning permission if they don't involve significant structural or visible changes, as they are considered to be permitted development in most circumstances.

Loft Conversion Benefits

A loft conversion adds value to your home in many ways, from increased property value to the capacity to create life-enhancing personalised spaces.

Because they're incredibly versatile and usually provide a significant amount of space within your property's existing footprint, loft conversions are a fantastic way to improve the flow and functionality of your living space. Key benefits include:

Functionality
Converting a loft has many clear functional benefits—whether you need extra space for growing teens, your very own creative or fitness studio, a guest suite for loved ones to use when they visit, or a dedicated work-from-home solution.

Cost-effective and convenient
Loft conversions are often a better option than 'upsizing' or moving to a larger house, as the cost involved is much lower, especially when considering the costs of stamp duty and moving. Because of their more straightforward construction, loft conversions also tend to be much more cost-effective compared with other types of home extensions.

Added value
According to research by the Federation of Master Builders, adding a loft conversion can help homeowners save money on upgrading their property and increase the value of a home by up to 20%. This is a significant financial benefit for the future.
